How to Survive as a Realtor in 2024. — Part Three

You can find part one here and part two here.

Hello again. I hope you are having a lovely day. Mine was one of the most exhausting ones in the book, and I am sitting here insanely sunburnt. I am staying up later than I should be to catch up on emails and write to you, my sweet friend.

Juliette has a 15-minute elementary choir performance tomorrow morning that she must arrive at by 8 AM. We will wrap that up at 9 AM, and I will race off to show homes 45 minutes north as Juliette gets a ride home from her friend. Then, I will urgently show as many homes as I can until 1 PM, and then I will hustle my way to Juliette and Lincoln’s soccer games that start at 1:30 PM. They will be arriving, thanks to their older sister Mackenzie. The games should last about 50 minutes. Luckily, they are both playing at the same time. Unluckily, the fields are nowhere near one another. Lincoln’s coach is Godsent, and Juliette’s coach is not my cup of tea, so I will probably be sitting in front of Lincoln’s game. Once the games finish, I will drive across town to watch Edward and our friend Clayton play in a pickleball tournament.

I haven’t worked out the logistics of getting the kids home, so I assume they will accompany me.

Today was an enjoyable day. Edward won his amateur pickleball bracket. His gold medal is so pretty! I forgot to put on sunblock, hence the sunburn, thanks to the four hours in the direct sunlight. Afterward, Lincoln and I rode home together, singing songs from the soundtrack to Wonka. It's a great movie, by the way. We ended the evening with kids at activities, a sushi date, and even 3-hours of open pickleball play with friends.

Sotoday, I promised to tell you the how-to behind my content creation method.

My first piece of advice (this should be a rule you abide by) is only to create content around things you know. And my second piece of advice is to document over create.

So what do I mean by “document over create?”

Well, this is the GaryVee philosophy for authentic content creation. I talked about this before, but instead of trying to manufacture the “perfect” content, share your journey, thoughts, and process as they are. As GaryVee puts it, “You should be documenting versus creating. So many of you are in your own heads about what you should make. What you should be doing is just documenting your life.”.

What does this look like as a real estate agent?

If you are showing a house — you can post that beautiful kitchen or backyard on your Instagram story, do a driving tour of the neighborhood that you can upload to YouTube, or create a day-in-the-life vlog about the moments before, during, and after that house showing, or make a reel about why someone would live in that particular home or neighborhood. The ideas are plenty.

You heard the empty retail space around the corner will be a new restaurant — you find the owner or chef, interview them, attend their grand opening, and document that event. You pick the four “most popular” items off the menu and invite your three favorite people to enjoy them with you while documenting the experience.

If you enjoy daily walks — film each park and upload the videos as walking tours. You can also make short-form and long-form videos, write a blog post, create a Facebook post, feature the park's amenities, or “get lost” on a trail you have never taken before.

You decide to attend an open house — document it.

You go 30 minutes away to explore new construction in a neighborhood you have never visited — document it.

The list goes on.

The types of content you should be creating regularly:

  1. Written content & photos: blog posts, Facebook posts, LinkedIn Posts, Facebook Posts, Pins on Pinterest, Threads, X

  2. Short-form videos: Instagram Stories, YouTube Shorts, Instagram Reels, videos on Pinterest, X, TikTok (optional), occasionally Linked In, Facebook through Instagram Reels Syndication

  3. Long-form videos: YouTube

Things you can feature:

  1. Explore Local (restaurants, parks, retail, events)

  2. Real Estate (resale, new construction, open houses, neighborhood tours, amenities)

  3. Day-in-the-Life (document your personal and professional life to showcase you are human and genuine)

  4. Talking-Head-Videos (This is you just sitting in front of the camera talking about something. Think about schools, tax rates, the best cities, the best neighborhoods, the FAQ, what it is like working with you, seller-centric videos, buyer-centric videos, etc.)

Content creation does not have to be complicated.

Okey… I am dying over here from pure exhaustion.

Still to come, we will discuss content planning, content strategy, my editing process, and the systems that will bring it all together.
